I don't know the chap (Dylan) at all. £245,000 is a keen price. From the photographs (it's up on the website now), the car looks to be in very good condition, although why (for goodness sake) hasn't someone put back the hubcaps?
NB I see that they have (in fact) put up an image of the build sheet with the original engine number (101) crossed out and 137 inserted in manuscript (which chimes with engine 101 being in our car, 137). The interesting thing about 101, of course, is that it's the only Rapide engine with 3.7 litre displacement, rather than the standard 4 litre.
